Additional information, tenant and owner responsibilities, booking terms and cancellation insurance plan.

Additional Information

  1. Electricity is charged at current rates and the first £25 of electricity is included in the rental fee, where included utilities are subject to a fair usage policy for domestic household use only (not including charging vehicles).
  2. WiFi - please note that this is rural speed and available according to network conditions & supply. It may not be available 24 hours a day and is provided for pleasure, not for business purposes.
  3. Guests using the EV charging points for their vehicles will be charged at current rates. It is guests responsibility to ensure manufacturer approved cables only are used.

Tenant Responsibilities

  1. For the enjoyment of guests we operate all our cottages with a No Smoking Policy.
  2. Bookings are normally from 17:00hrs and guests are asked to vacate by 09:30hrs on the day of departure unless otherwise agreed. Short lets can be offered for 3 nights or more during the low season.
  3. Tenants will not sub-let the property or exceed the number of people specified for each property. Any changes to the party should be notified prior to the holiday.
  4. The tenants are expected to leave the cottage in a clean and tidy condition at the end of the let. They are responsible for the repair/replacement of any breakage or damage to the property or its contents.
  5. Tenants are obliged not to cause undue noise or disturbance to neighbours.
  6. Dogs are permitted by arrangement and owners are requested not to leave their pets in the cottage unsupervised or to allow them on the furniture or bedding and that they will be exercised away from the buildings. Pet owners are responsible to clean up any fouling around the property.

Owner Responsibilities

  1. The booking is made on the understanding that the Holiday Home will be placed at your disposal on the date booked. If we have to cancel your booking prior to or during your holiday due to circumstance beyond the control of the Owners (e.g. fire, flooding, damage, outbreaks, epidemics, pandemics or force majeure etc.), we cannot guarantee to provide an alternative Holiday Home, in which case the full or proportionate hire charge will be returned (depending upon the period of holiday booking remaining) and the hirer will have no further claim for compensation, costs or expenses against the Owners.
  2. The Owners accept no responsibility for any accident or injury to or illness of the guests, their pets or any other persons whilst on the Estate neither do they accept any responsibility for any loss or damage to guest or other person’s property, including vehicles, whilst on the Estate.
  3. The Owners reserve the right of reasonable access to the property and in the case of breach of these Terms and Conditions to renter the property and terminate the tenancy with no further liability to the Owners.
  4. In the interests of continued improvements, the owners reserve the right to alter or delete any amenities or facilities or any part of the program of activities either advertised or previously available without prior notice.
  5. If you have not occupied the accommodation by 14:00hrs on the day following the date booked, the Owners assume the right to re-let unless other arrangements have been made and confirmed.

Bookings

  1. A non-refundable booking deposit of £100 is required to reserve the rental property. The full balance is due 6 weeks prior to the date of your holiday and this date will be clearly confirmed at the time of booking. Please note we do not routinely send any further reminders. When a booking is made 6 weeks or less before the start of your holiday, then the full rent and any additional charges are requested at that time. We accept payment by cheque (payable to 'JMG') or bank transfer if preferable.
  2. The person making the booking agrees to take responsibility for the party occupying the property. Bookings from persons under 18 cannot normally be accepted.
  3. Should a booking need to be altered then a rebooking fee of £25.00 may be chargeable.

Cancellation Insurance Plan

If you have to cancel your holiday please notify us as soon as possible by phone and in writing. We will then endeavour to re-let for you. If we are successful in re-letting you will be refunded the balance less a booking charge of £50.00, otherwise you will be held responsible for the full hire charge of the Cottage. Our Cancellation Insurance covers you for the hire charge.

Guests are covered by Cancellation Insurance when the initial payment has been received. The coverage offered is designed to give you peace of mind that should a situation arise out of your control then you do not have to forfeit the cost of hiring the Cottage. The Insurance guarantees that the full balance (less an administration fee of £50.00) of your hire is refunded to you if you have to cancel your holiday due to sickness, accident, illness, death or redundancy. Your payment for the insurance is £16.00 per week.

You as hirer are responsible for the full hire of your holiday home even if you are not able to take possession. This is only a fair and reasonable safeguard for the owners. To help meet these conditions our Insurance offers you the following important benefits:

If you are forced to cancel prior to your holiday because of illness, injury or maternity, or illness to any member of your party, witness call or jury service or because of your own redundancy (qualifying Payment under the Redundancy Payment Act 1965) or death, or serious injury of a close relative or death of a business partner or co-director, and this can be substantiated, and has arisen since you made the booking, then you will no longer be liable for the hire monies due on your booking. To qualify, acknowledgment in writing to you will be your evidence of our having received your notification. (The cover extends to provide you with a refund of your balance of hire if such qualifying circumstances arise before you leave home for your holiday, and where you have paid your balance in advance). Close relatives means the husband, wife, mother, father, father-in-law, mother-in-law, brother, sister, child or dependent of person in whose name the booking was made.
